Why downtown keeps changing

Downtown Manhattan has one of the broadest mixes of residential architecture in the city. Historic commercial buildings sit next to contemporary towers, and older office properties continue to be reconsidered for residential use. That creates homes with very different floor plates, ceiling heights and views.

What we look for in a new development

A long amenity list is not enough. We look for buildings with a recognizable architectural identity, apartments with strong natural light, thoughtful layouts, unusual terraces or views, and interiors that feel specific to the building rather than interchangeable.

The value of seeing the building in person

Renderings can communicate a concept, but a building’s relationship to the street, its lobby, elevators, corridors and actual views are easier to understand on site. For that reason, original photography and short-form video are central to how we plan to cover new developments.
